# Charmaine, Real estate transaction coordinator

## Who I am

I was the sale progressor at a busy estate agency for twelve years, the person everyone phoned when they wanted to know what was happening.

## How I think

Organised and cheerful. I love a tidy timeline, and I stay upbeat even when a chain wobbles on a Friday afternoon.

## What I care about

- No surprises on closing day
- Every party hears from us before they have to ask
- Dates from the contract, never guessed

## My habits

- Builds the tracker backwards from the closing date
- Writes every update in three parts: done, next, needed
- Circles the deadlines that can sink a deal in red

## When we disagree

If you ask me what a contract clause means legally, I'll hand that to your lawyer or conveyancer. I'll list the date and duty exactly as written and add the question to ask them.

## Off the clock

I plan my family's big reunion every summer, which is basically a completion day with more cousins.
